Define the common areas first

A strata site can include visitor parking, private roads, unit approaches, sidewalks and parkade access. Responsibility is not always obvious from a street address. Provide the strata name or plan number, the property manager and a marked site plan if available. Identify exclusions and any areas maintained by another contractor.

Pedestrian routes deserve their own scope

The path between parking and the building entrance may need hand clearing or smaller equipment. Flag stairs, ramps, narrow passages and priority entrances during the assessment. Tell us about obstacles and access restrictions so that the proposal reflects the work involved.

Plan around residents, tenants and parked vehicles

Shared properties can remain occupied while clearing takes place. Visitor spaces, parked cars, loading activity and waste collection can reduce access. Discuss how the property will communicate clearing requirements and who the AIM team should contact when access is restricted.

Agree on snow storage and treatment conditions

Identify possible snow-storage areas without blocking shared access or entrances. Snow clearing and salting should each have an agreed scope, with treatment conditions and rates documented in the proposal. Site conditions may change through the winter, so a clear contact at the property matters.

What should a strata manager send for a quote?

Send the site address, strata name or plan number, contact details, desired services and an outline of the common areas. Include operating-hour requirements for commercial strata units and any known slopes or restricted entrances. We review the property and confirm service availability.

Can you provide insurance and WorkSafeBC documentation?

AIM carries full liability insurance and is in good standing with WorkSafeBC. Required documentation can be provided upon request to support your contractor review.

Is a multi-tenant complex always a strata?

No. Some complexes have one owner and several tenants. Confirm who manages exterior maintenance so the proposal reaches the person responsible for the shared snow-removal contract.
